How we make money

Plain and up front: how TallyClose earns, and the lines we won't cross.

TallyClose is free to use and reader-supported. We don't charge you, run display ads that follow you around, or sell your data — because we don't collect it. Instead, when our tools or guides point you to a partner (for example, to compare mortgage rates, get title-insurance quotes, or find movers), that's a clearly-labeled outbound link to the partner's own site, and we may earn a flat referral fee if you use it. It costs you nothing extra.

The rules we hold ourselves to

Real-estate referrals are governed by federal law. We've built the following into how the site works — not as promises, but as constraints in the code:

  • Flat fees only, never per-loan. We're paid a flat amount for a referral click-out — never a percentage of any loan that gets funded. Paying for referrals based on funded loans would be a kickback under RESPA Section 8; we don't do it.
  • We never rank partners by what they pay us. When we show more than one partner, they're ordered alphabetically or at random — never by their fee. Our code literally has no field for "how much they pay," so it's impossible for us to sort by it.
  • We don't take your information. Every partner link sends you to the partner's own site. We host no quote form, no application, and collect no personal information. We can't sell or leak what we never have.
  • Disclosure travels with every link. The advertising disclosure appears next to each monetized link, not buried in a footer — as the FTC requires.
  • Money never changes our numbers. The rates and estimates in our tools come from official sources, and no partner can pay to change a figure, a ranking, or which states we cover.

TallyClose is an independent information publisher. We are not a lender, mortgage broker, title company, real-estate agent, or law firm. We don't originate loans, take applications, or give advice about your specific situation. Everything here is general information to help you plan, and our estimates are estimates — always confirm the real numbers with your lender, title company, or attorney before you close.
